You guys charge both the Landlord and the Tenant. This seems fairly disingenuous. Pick a model, don't try to take from both ends. The online platform was pretty good, and worked smoothly.

The policy of holding back the high service charge as a voucher when someone has to cancel makes no sense. It forces people to stick to the platform and in my case I had no option but book a more expensive place because I I couldn’t afford to loose the 400 euro.

It was my first time using Flatio. I liked it but the service fee is way too high making the booking not really a true deal as I easily find other deals on Airbnb for lower money on monthly stays. Which is also the reason i booked my next montlhy stay on airbnb, it was way cheaper. Also not sure why I should pay 100+ euro in fees as you don't truly do anything besides supplying the platform so not sure why it should cost that much. It doesn't matter to me but I find the prices on Airbnb more attractive taking this service fee in account and for my next stay it lead me there.

I have unhappy because of the following reasons: 1. Lot of listings are old or the hosts are not active, so chances of getting accepted are low. Flatio should check listings regularly to see if some are old and remove those. 2. I got a voucher for service fee refund because I made a cancellation. The voucher needs to be used when you make a request but if the request gets rejected, you lose the voucher and you need to ask support for it again and you cannot make another booking until you get the voucher again from support. Also, if the amount of service of booking is lower than voucher, then you need to ask for another voucher again. This is very frustrating because you cannot make multiple reservations and you have to keep asking for a new voucher. And if it is a weekend, you cannot get it because flatio support is not working on weekends and this way you lose on listings that you want to book. This seems like a very simple problem that can be solved easily. For example, just give credits instead of a voucher. Then we can use credits how we want without relying on support and when we use a certain amount, we will have a balance remaining for other bookings.
