This is possible. If for some reason you can't/don't want to move into a rented property at the beginning of the lease agreement, you can terminate the contract without giving any reason.
The notice period doesn't apply and the termination becomes effective at the time the termination notice is delivered to the landlord. (i.e. as soon as the landlord learns of your decision to withdraw from the agreement.).
The type of cancelation policy that will be applied depends on the preferences stated by the landlord in the listing description. (You can find information about the landlord's type of cancelation policy in the reservation request or in the listing description on Flatio).
NOTE: If you've already paid the refundable deposit the landlord was entitled to according to their preferences settings on Flatio, the cancelation policy doesn't apply to it, meaning that the deposit will be fully refunded.
The service fee is always refundable. Please note the following:
If you send a message to Flatio’s Support Team requesting cancellation of the reservation (“termination from the start date”) within 48 hours after the lease agreement becomes valid, you're entitled to get back all the money you paid for the service fee.
(Note: The lease agreement becomes valid when you meet all the necessary requirements, i.e. signing the lease agreement, paying the first rent and the service fee, and, in case you're not a company, uploading a copy of your personal ID.)
After 48 hours, you're entitled to a refund of the service fee in the form of a "voucher" equal to the amount of the service fee you paid. The voucher can be used for your next reservation and is valid for 12 months.
If the service fee for your next reservation is lower than the voucher amount, we'll issue you a new voucher for the remaining amount, valid for 12 months.
Just enter the voucher code in the "Discount Code" field on the reservation page.
(Note: If the reservation is canceled not by you, but by the landlord or another party, or by something else not caused by you, you're entitled to get back all the money you paid, including the service fee. The money will be returned to your credit card or by bank transfer.)
First, you need to contact our Customer Support team, who will take care of the termination and potential refund (if applicable).
We recommend you also contact the landlord afterward and explain the whole situation to them so they are aware.
